Why speed to lead decides real estate sales in Egypt

A buyer sees an ad for a new compound in New Cairo, taps it, and fills in a short form: name, phone number, the unit type they are curious about. In that moment they are as interested as they will ever be. The question that decides whether that interest turns into a site visit is simple: how long until someone calls them back?

The window closes fast

Harvard Business Review's research on online sales leads, "The Short Life of Online Sales Leads", found that companies that contacted a lead within an hour were nearly seven times as likely to qualify that lead as companies that waited even one hour longer. Later research on lead response times points the same way, with contact rates dropping sharply after the first few minutes.

The reason is not mysterious. Right after submitting a form, the buyer is still holding their phone and still thinking about the unit. An hour later they are in a meeting, on the road, or talking to a competing developer whose agent called first.

Why real estate teams struggle to call quickly

Real estate sales teams in Egypt receive large volumes of inbound leads from Facebook and Google campaigns, and a majority of those leads are not qualified. Some filled the form by accident, some are browsing with no budget or timeline, some are brokers fishing for listings.

That creates a painful trade-off for every sales team:

  • Call everyone, fast, and your best agents spend their day on conversations that go nowhere.
  • Filter first, call later, and the genuinely interested buyers wait hours or days, by which time they have moved on.
